PV Condition Assessment

A PV Condition Assessment is not a routine maintenance visit. It is a structured, independent technical review of a commercial rooftop solar system — designed to give asset owners, property managers, and institutional facilities teams an accurate, documented account of system condition.

What the Assessment Covers

On-Site Inspection

Physical walkthrough of all major system components: modules, racking hardware, inverters, combiners, BOS equipment, and roof interface conditions. I document what I find — not what the system reports.

Electrical Integrity Review

Termination torque and condition, overcurrent protection verification, grounding and bonding continuity, conductor sizing, conduit and weatherhead integrity, and NEC labeling compliance.

Thermal Imaging of DC Terminations

Infrared scanning of DC combiner connections, string terminations, and inverter DC inputs to identify heat anomalies before they become failures or fire risks.

Inverter Lifecycle Assessment

Operational status review, error log and fault history, remaining warranty period evaluation, and lifecycle exposure relative to the manufacturer’s rated lifespan.

Performance & Monitoring Review

Production output compared to original modeled expectations, review of monitoring platform data quality, and identification of reporting gaps that may be masking real performance loss.

Roof Interface & Drainage Review

Penetration condition, flashing integrity, drainage clearance around array footprints, and evidence of deterioration at the roof-to-racking interface — a common failure point on mid-life systems.

Preventive Maintenance Evaluation

Maintenance history review, module soiling and debris accumulation, vegetation encroachment, and general upkeep condition relative to system age and installation environment.

What You Receive

Every PV Condition Assessment concludes with a written deliverable that includes:

Full written report with structured findings by system area

Prioritized deficiency log ranked by severity and urgency

Timestamped photo documentation tied to specific findings

Capital planning observations for budget and reserve planning

Recommendations for corrective action — without a vendor referral agenda

This is a one-time engagement. There is no monitoring contract, no ongoing service obligation, and no upsell. The report is yours to act on, share with your O&M team, or use to support warranty or insurance documentation.

Who This Is For

I work with industrial property owners, warehouse and distribution facility managers, institutional real estate teams, and multi-site commercial portfolio managers across NYC and the North Jersey industrial corridor.

If your rooftop solar was installed between 2014 and 2020 and has not undergone a structured third-party review, this assessment provides the technical baseline your team needs to make informed decisions about the asset going forward.
